PROJECT OBJECTIVE

Provide three low-income, entry-level sustainable homes in an existing blighted historical neighborhood.

PROJECT DESCRIPTION

Ravatt Albrecht & Associates designed Santa Ysabel Bungalow Court as an example for future high-density neighborhood revitalization in a historical neighborhood that had deteriorated from its 1920s roots.

Work included redesigning and reconstructing an existing 1970’s tract ranch house and constructing two new homes centered on the property’s new courtyard. Craftsman detailing was drawn from the historical cottage next door.

The result was an example project for high-quality, central coast housing at affordable pricing. The houses were sold at the lowest price in the city at the time of sale and were all sold to first time buyers; but design quality and bungalow feel were not abandoned. Quality materials such as copper gutters, copper roofs, and sustainable hardwood decks were interspersed with humble materials such as cement siding and re-used or recycled materials; gates were made from old garage doors stored on-site by the previous owner; gate hinges and hardware were reclaimed materials; and utility doors were made from barn hardware.

Green building strategies, including tankless water heaters, drought-tolerant native landscaping, edible landscaping including fruits and herbs, permeable paving, and water collection with rain chains and rain barrels, were implemented.
